Chartwell acquires “B” and “C” Class apartment communities, primarily in the southeast United States, in submarkets with strong rent growth fundamentals, that are well located relative to employment centers, lifestyle amenities and major transportation infrastructure.

By understanding the rent growth fundamentals of the submarkets where we acquire apartments, Chartwell tailors its value-add strategy for each asset to meet the unique demands of residents in our communities and prospective renters in the submarket.

Chartwell develops and executes a unique business plan for renovating, renting and re-branding each newly acquired apartment community that repositions the asset in its submarket in order to optimize rents and occupancy.

A Capital Improvement Plan identifies strategic capital improvements that better meet the unique demands of renters in the submarket; addresses deferred maintenance identified during due diligence; and establishes a timeline for renovating unit interiors to minimize vacancy loss during construction.

A Marketing Plan identifies major area employers, universities and colleges and other sources of resident referrals and develops specific marketing materials targeted to prospective residents, in connection with post-redevelopment lease- up efforts.

A Re-Branding Plan focuses on property signage, public relations and neighborhood outreach to enhance the reputation of each property in its community.
