Chartwell invests in markets where we possess extensive knowledge regarding local rental conditions and trends and where we maintain economies of scale through a significant concentration of owned and/or managed apartments. Chartwell creates value for our investors by understanding the rent growth fundamentals of the submarkets in which our apartment communities are located, by making strategic capital improvements to our assets and implementing managerial changes that enhance apartment amenities and deliver better service to our residents. Chartwell communities are moderately priced rental communities, linked to employment hubs by proximity to major transportation thoroughfares and located near lifestyle amenities.

The success of Chartwell is built from the bottom up, not from the top down, from the manner in which we identify and vet investment opportunities to the flat organizational structure we cultivate to execute our value add approach. Although each investment follows a slightly different path, all investments reflect a systematic process for acquiring, rehabilitating and managing apartment communities.
